The work

What exactly do you do?
Painting, small repairs, carpet and floor cleaning, a garden or outside-space tidy, and a full deep clean at the end. That combination is what turns a tired property into one that photographs and views well.
What don't you do?
No renovations, no extensions, no new kitchens or bathrooms, no structural or damp work. If a job isn't for us we'll say so at quote stage rather than take it on.
How long does it take?
Between five and ten working days for most properties, and never more than two weeks. Empty properties are quickest.
Do you work on occupied properties?
Yes. It takes a little longer and costs slightly more because we work room by room and protect everything, but plenty of our jobs are lived in.

Price

How much does it cost?
From £3,800 for a sell-ready studio and from £7,200 for a two-bed flat. Family houses run from around £13,000. The quote you get is fixed, not an estimate.
Is it really a fixed price?
Yes. We price after seeing photos or the property. If the prep turns out to be harder than we judged, that's our risk. The only thing that changes the number is you adding work.
When do I pay?
A deposit to book the slot, the balance on completion once you've seen the photos.
Do you do trade rates for agents?
Yes — trade rates, key collection direct from the branch, and one invoice per property.

Practicalities

Do I need to be there?
No. We take keys from you or your agent, work through the list and hand them back with photographs of the finished property.
How quickly can you start?
Usually within one to two weeks of accepting the quote. If you're timing it around a tenancy ending or a photographer's date, tell us and we'll hold the slot.
Which areas do you cover?
South west London and just over the Surrey line — Wimbledon, Putney, Balham, Tooting, Streatham, Earlsfield, Raynes Park, Kingston, Sutton and Mitcham. Just outside? Ask anyway.
Are you insured?
Yes, fully insured, and everyone on site is someone we have worked with before.

Is it worth it

Will a refresh get me a higher price?
We won't promise a figure. What's consistently true is that presentation decides how many viewings you get in the first two weeks, and the first two weeks decide most sales.
Should I just sell as-is?
Sometimes, yes. If speed matters more than price, a cash buyer is a real option — they typically pay 15–25% below market. We've written an honest comparison of all four routes.
Is it worth doing anything to a probate property?
Usually clearance, a clean and a partial repaint pays for itself. A full renovation almost never does. We'll tell you where the spend stops making sense.
