It is usually a house that has been lived in for decades, full of things, a long way from photograph-ready, and being dealt with by someone who lives elsewhere and has a lot else going on. We do the practical part, from a distance, without you having to project-manage it.

- Repainting throughout, including ceilings darkened by years of use
- Small repairs: cracks, damp-stained patches made good, doors and windows made to work
- Carpet cleaning, or lifting and disposing of carpets past saving

- Full deep clean, and photos so you can see it without travelling
What we don't do
- Valuation or disposal of items of value — we set them aside, you decide
- Structural repair, damp-proofing or re-roofing
- Legal or probate administration

- Yes. Most of our probate work is instructed by someone who lives in another county or another country. Keys from the solicitor or agent, photos at each stage.
- What happens to personal belongings?
- Nothing gets thrown out without asking. We photograph anything that looks personal or valuable and set it aside for you to decide on.
- Is it worth doing anything at all before selling probate property?
- Often a partial refresh is enough — clear it, clean it, paint the worst rooms. We'll tell you where the extra spend stops paying for itself.
